DDA relaxes norms to regularise farmhouses

However, the land owning agency clarified that it will be a one-time relief and the new farmhouses will have to follow the existing rules. “We have sent the proposal to the Lieutenant-Governor for his approval, after which it will be tabled in the board meeting,” Balvinder Kumar, vice chairman of DDA said.
As per the existing rule a farm house should have a 15 metres of setback space (area between boundary wall and the building) on the front side and 5 metres of setback space on remaining three sides. “Most of the existing old farmhouses have setbacks on two sides only. In the proposed amendment, the existing farmhouses will be required to have only two setbacks — 10 metres frontal setback and another of 5 metres on the back side, informed Manju Paul, director (Planning) of DDA.
“The maximum permissible floor area ratio (FAR) has been put up at 3,000 sqm for 2.5 acre or larger farmhouses,” she added. In the new proposed rules, one servant quarter of maximum 30 sqm will be permitted for each dwelling unit. “The rule is being relaxed only for existing farmhouses. They can expand their facility but have to abide by the rules on reconstruction,” added Paul.
However, the authority is yet to take any decision on the issues like — number of dwelling units to be allowed in a farmhouses and charges of regularisation.
It is important to mention that the South Delhi Municipal Corporation (SDMC) had to stop its online regularisation scheme of farmhouses due to poor response from the owners. The civic body made several representations to the owners to regularise their farmhouses on as is where is basis, but it received a grim response.
According to an estimate, there are over 2,500 farmhouses in the areas under SDMC. But only 45 farmhouses were regularised during the ‘regularisation drive’ till October, 2014.
