DDA set to decongest Central Delhi under new policy

The Delhi Development Authority will provide 25 per cent additional Floor Area Ratio (FAR) over the sum of FARS of all the individual buildings proposed to be amalgamated for the group housing society plots.

“The new policy aims to promote the owners, who want to reconstruct their old buildings to make a group, having <g data-gr-id="34">minimum</g> of 500 <g data-gr-id="33">sq</g> metres of plot size to apply for <g data-gr-id="35">building</g> plan. The group will be allowed to register as group housing society and distribute the flats after construction,” said Balvinder Kumar, Vice Chairman of DDA.

“As a strategy to promote the concept we will also give 25 <g data-gr-id="37">per cent</g> additional FAR over the sum total of the FAR of the individual plots,” added Kumar. The authority will also amend its building plan to allow such amalgamation of individual plots into group housing societies. The policy named as ‘Special Area Redevelopment Policy’ will be put up for approval in the next board meeting of the authority chaired by Delhi’s Lieutenant Governor Najeeb Jung. Kumar also informed that the authority is framing policies regarding redevelopment of unauthorized colonies.

“The Central Urban Development Ministry is likely to issue <g data-gr-id="32">notification</g> on two policies- Land Polling Policy and Transit Oriented Development (TOD) policy of in the next week,” informed Kumar. The land polling will be implemented to develop around 24,000 acres of land in Rohini and Dwarka regions where the developers are required to purchase land directly from farmers and hand it over to DDA for development.

As per the policy if the handed over land is from 2 hectares to 20 hectares, DDA will return 48 per cent developed land to the developer while in case of bigger plots 60 per cent land would be returned. In TOD <g data-gr-id="28">policy</g> DDA will promote multi-storey buildings with mixed land use around 500 meter of metro stations.

“We are already development two such projects in East Delhi- East Delhi Hub and Sanjay Lake City complex as a model of TOD project,” added Kumar. Kumar also informed that the DDA will also construct 500 flats for senior citizens in Dwarka, Rohini, Maidan Gari in South Delhi and East Delhi. “These flats will have all the facilities required for a senior citizen including hospital, canteen, meditation and library,” he added.
